Davidson County tax sales — what actually happens at the auction

The next Metropolitan Nashville / Davidson County delinquent tax sale is November 18, 2026. The court must advertise the parcel list roughly three weeks beforehand, on October 30, 2026.

The number most buyers get wrong

The figure printed next to each parcel is the delinquent tax debt — what the owner owed. It is not the price. Because Tennessee tax sales are competitive and the properties carry an equity of redemption, bidding routinely runs far past the debt.

At the most recent Davidson County sale (June 17, 2026), 74 parcels were advertised with a combined tax debt of $410,249.98. Of those, 8 later appear in the Chancery Court's excess-proceeds register, which lets us recover what they actually sold for:

Method: excess proceeds are what remains after the tax debt, court costs and fees are paid. Adding them back therefore gives a conservative floor on the winning bid — true hammer prices are at or above these figures.
