Tax-sale excess proceeds held by the court

When a Tennessee tax sale brings more than the taxes, penalties, costs and fees owed, the surplus is held for the former owner and lienholders. This register is Davidson County's, published by the Davidson County Chancery Clerk & Master. We hold no surplus register for the other counties in our screen. Claims are made by motion under T.C.A. § 67-5-2702.

Register as of November 2, 2026 — pulled from the Clerk & Master's published list, not a third-party aggregator.

If a claimant is an estate, Tennessee practice is to consult an attorney before filing. Finder/locator agreements for property recoverable through the state's unclaimed property programme are capped at 10% of recoverable value or $50, whichever is greater, and must be approved by the Treasury (T.C.A. § 66-29-176).

The register holds $2,037,395 owed to former owners and lienholders, and the claimant name is what makes an entry actionable — who to contact and how much they are owed. Subscribers see every claim in full, plus which of these parcels also sit in the vacancy screen with land use, county value, acreage and the redemption clock.

The court advertises its sale list a few weeks before the auction.
